A Woodhouse specialist landlord service
A more predictable way to let. Agree the rent and the structure with Woodhouse, then let our experienced team handle the day-to-day.
What Guaranteed Rent means
Traditional letting can leave the landlord exposed to gaps between tenancies, payment problems and more day-to-day involvement. Guaranteed Rent changes that relationship.
Woodhouse agrees a rental arrangement with you for the property. We then take responsibility for the occupancy and day-to-day management within that agreed structure, while you receive the contracted rent in line with the agreement.
Know the agreed rental income and payment structure from the outset, making cash-flow easier to plan.
The contractual arrangement is designed to remove the usual stop-start rental pattern between individual occupancies.
You deal with Woodhouse rather than managing the day-to-day relationship with individual occupiers.
Our experienced team coordinates routine property and occupancy matters within the responsibilities agreed in your contract.
How it works
We assess the property properly first. If Guaranteed Rent is the right fit, the commercial terms and responsibilities are made clear before anything begins.
Location, size, condition, compliance position and likely demand are reviewed by our team.
Rent, contract length, start date and the responsibilities on each side are set out clearly.
We manage the occupancy and operational side of the arrangement in line with the agreement.
Your focus shifts from individual tenant activity to the contracted relationship with Woodhouse.
Compare the models
Neither model is right for every landlord. The difference is mainly how much income certainty and day-to-day involvement you want.
Why Woodhouse?
Woodhouse Estates was established in 2006 and is based at 235 Woodhouse Road in Friern Barnet.
Our team is built around the practical reality of managing property every day.
Our work spans private lettings, property management and established housing relationships, giving us a broad view of demand and risk.
You have a London-based team to speak to and a clear relationship around the property rather than an anonymous scheme.
Before you decide
Ask us to set out the rent and payment dates, contract length, start and end arrangements, permitted use, condition requirements and how the property will be handed back.
Repair costs, certificates, insurance, utilities and any works needed before the start must be allocated in the written terms. Day-to-day management does not mean every cost transfers to Woodhouse.
Landlord questions
No. We assess the property, location, condition, compliance position and the type of arrangement available before making an offer.
Terms are agreed property by property. Longer-term arrangements can be available where they suit both the landlord and the proposed use.
We consider market rent, property type and condition, demand, the term and the responsibilities Woodhouse will take on. We explain the proposed figure before you decide.
Woodhouse handles the operational side covered by the agreement. Repair and maintenance responsibilities are set out clearly in the contract so both sides know where they stand.
No. It is a contractual letting arrangement with Woodhouse, not an insurance policy attached to an individual tenancy.
